How to Sell Your House in 3 Days

Selling property can be a very stressful thing, but it doesn’t have to be. Following these steps, you might just sell your house in about 3 days (not a guarantee)! Here are a few tips for bettering your house-selling experience.

Steps:
  1. Hire a good, successful Realtor. Remember, you will be meeting with this person often and discussing important matters so always pick someone you trust and are comfortable talking with, don’t just base your decision on the number of houses the agency has sold. When you pick a Realtor, set a time to meet to discuss finances and see your property.

  2. Meet with your Realtor for a walk-through of the house and to receive presentation tips for your showing. Based on their advice, take into consideration the work you will need to do in order to get your house into the best shape possible to be viewed.
  3. Clean up the outside of your house--your front yard especially. Put gardening tools up and out of sight, hoses away, kids toys out of the way, etc. Keep in mind, the front yard is what first attracts a buyer or their agent’s eye--if the first impression isn’t eye-catching, what will make them come inside?

  6. Erase most of the evidence of inhabitants from your home for the viewing, especially pets.
  7. Clean, clean, clean! Dirty rooms, kitchens, bathrooms, can be a major turn-off for people viewing your house. Little things lying around also give the impression of a cluttered environment.
  8. Hide all trashcans--closets are a good place to temporarily store the smelly, obstructive objects.
  9. Set up your house for viewing.
    • Make sure your house doesn’t smell unpleasant and the heat is comfortable.
    • Double-check that every toilet lid is down, all the lights are on(including lamps), hide all electrical objects(like wires and remotes), turn off computers and televisions, and make sure no little objects are lying around.
    • Ensure the prospective buyers always come with an agent (if your Realtor tells you this) and make sure they know how to get into the house(your agent may leave a lock box with your key in it).
    • Hold an open house sometime to allow people in the neighborhood to see your house--word of mouth travels just as quickly as internet postings.
 

How to Get Your Home Ready to Sell by Owner

The first thing a potential buyer will see is the perimeter of the "For Sale By Owner" home, but the lasting impression is the substance of the home.

Steps:
  1. It is absolutely important that you check your home in order to remove the clutter before you post the "For Sale By Owner" sign on your front lawn. Clutter and dark colors have a very frequent tendency to deter buyers from purchasing the house. Essentially, one must organize all of their clutter and remove any items that have lost their value. If you cannot figure out what to do with these items, you could have a garage sale or donate them to charity organizations. If the clutter is still somewhat overwhelming, your last resort is acquiring storage space. If the floor in a room is no longer visible, you most likely still have too much clutter.

Tips:

Kung fu

Kung fu atau gongfu (功夫, Pinyin: gōngfu) adalah ilmu bela diri yang berasal dari Tiongkok. Akan tetapi, arti kata Kung fu sebenarnya memiliki makna yang jauh lebih luas, yakni sesuatu yang diperoleh dalam jangka waktu yang lama dan dengan ketekunan yang tinggi. Dengan demikian, seorang ahli masak yang hebat pun dapat dikatakan memiliki Kung fu yang tinggi.



Selain kata Kung fu, istilah Wushu dan Kundao atau Kuntao juga sering dipakai untuk menyebut ilmu bela diri dari Tiongkok tersebut. Ilmu Kung fu yang sudah menyebar ke Asia Tenggara (terutama Indonesia) pada masa lalu disebut Kuntao, demikian menurut Donn Draeger dalam bukunya yang berjudul Weapons and Fighting Arts of Indonesia. Akan tetapi istilah Kuntao tersebut sudah sangat jarang dipergunakan pada masa sekarang ini.

Pada awal mulanya, istilah Ilmu atau kemampuan Bela Diri dalam masyarakat Tiongkok adalah Ilmu Silat atau Wushu, dan bukan "Kungfu". Istilah Kungfu pada masa lalu tidaklah sepopuler seperti saat ini. Kungfu sendiri lebih menunjuk kepada suatu keahlian dan keuletan yang khusus dan teruji unggul, misalnya keahlian memasak, keahlian bercocok tanam, dan lain-lain. Istilah Kungfu menjadi populer setelah seorang legenda ilmu bela diri, yakni Bruce Lee mempopulerkan istilah Kungfu di belahan dunia Barat. Tersentak dengan kemampuan, kecepatan dan kekuatan Sang Legenda, istilah Kungfu menjadi sangat populer dan identik dengan Ilmu Bela Diri Tiongkok (China) hingga kini.

Ilmu bela diri Kungfu pada mulanya berkembang dari kebutuhan dan kemampuan manusia untuk bertahan hidup, baik untuk membela diri dari berbagai jenis serangan binatang buas, berburu untuk mendapatkan makanan, maupun untuk berperang melawan kelompok manusia lain yang dianggap menjadi ancaman terhadap keamanan hidup mereka. Dengan semakin berkembangnya ilmu pengetahuan tentang obat-obatan dan tubuh manusia di Tiongkok kuno - serta perang saudara yang berkepanjangan, Seni Bela Diri Kungfu pun berkembang pesat dan menyebar luas, sehingga membawa banyak kontribusi dan memengaruhi cikal bakal berbagai jenis ilmu bela diri di Asia, seperti Karate, Jujitsu, Taekwondo, Judo, HapKiDo dan lain sebagainya.

Kungfu mempunyai sejarah dan merupakan tradisi ilmu bela diri yang sangat panjang, ketat, teruji dan efektif sejak 5.000 tahun yang lalu, bersamaan dengan munculnya aliran kepercayaan Dao (Taoisme) yang kemudian berkembang menjadi agama yang memiliki kekhususan sendiri. Pada tahun 2.500-an mulai bermunculan berbagai aliran Kungfu yang melegenda hingga kini, dimulai dari Kuil atau Vihara Shaolin (Siaw Liem Sie), Wudang (Butong), Omei (Emei-Gobi), Kun Lun, Hua San, Thian San, Khongtong dan lain-lain. Secara umum, terdapat 100 lebih aliran Kungfu dan ribuan jurus serta berbagai jenis ilmu yang unik dan aneh, mulai dari yang paling keras dan ganas (external arts) hingga ilmu yang paling lembut dan ringan seperti kapas (internal arts). Berbagai aliran dan ilmu yang masih eksis hingga kini adalah Hung Gar, Lohan, Ngo Cho, Pek Ho, Eng Jiaw, Qin Na, Wing Chun, Tai Chi Quan, Hsing I, Ba Gua, Yi Quan, Fan Zi Quan, Chang Quan dan lain-lain.

7 Tips to write Book Review


  1. Cari dan tentukan buku baru nonfiksi yang akan kita resensi.
  2. Catatlah identitas buku yang akan kita resensi, seperti jenis buku, judul buku, nama pengarang, nama penerbit, tahun terbit, tahun cetak, jumlah halaman, jenis kertas dan harga buku.
  3. Catat dan pahami tujuan dan latar belakang penulisan buku, dengan cara membaca kata pengantar atau pendahuluan buku.
    Apa tema atau inti isi buku?
    Apa yang ingin disampaikan pengarang melalui bukunya? Pada bagian ini, kita dapat menyampaikannya menjadi ikhtisar buku.
  4. Buatlah daftar pokok-pokok isi buku secara keseluruhan.
  5. Tentukan kelebihan dan kekurangan isi buku, dengan memperhatikan hal-hal berikut:
    a) Apakah ide-ide pokok yang diuraikan sesuai dengan tujuan penulisan buku?
    b) Apakah pengungkapan ide-ide pokok dalam buku tersebut tersusun secara sistematik? Apakah antara bagian satu dengan bagian lainnya tersusun secara harmonis?
    c) Apakah bahasa yang digunakan penulis mudah dipahami? (pilihan kata, struktur kalimatnya, gaya bahasanya, dan lain-lain).
  6. Reproduksi hasil catatan kita dalam bentuk tulisan resensi dengan menggunakan bahasa kita sendiri secara runtut dan jelas, dengan memperhatikan penulisan tanda baca yang benar.
  7. Pada akhir resensi berilah saran dan kesimpulan, apakah buku yang kita resensi tersebut layak dibaca atau tidak.
